But if you take the time and put in the effort to do a few simple things before you get ready to sell your home, you have a much better chance of getting your full asking price for your property.
Here are five things that you should do to drive up the value of your Missouri real estate before you put it on the market.
1. Make inexpensive improvements -- Anything that you can do to make the house look more attractive to buyers without spending a fortune is worth the financial investment. Put new cabinet doors on old cabinets to give them an updated look, or get bathroom tubs refinished to make them look new. Install a new sink or new light fixtures to give the house a more modern, updated look without breaking your budget.
2. Add cosmetic touches -- Selling a home is all about selling the idea of a cozy family gathering place, so adding any cosmetic touches that you can to evoke that image in a buyer's mind will help you sell that Missouri real estate faster and for a higher price.
Repaint the walls, have the carpets professionally cleaned, fix up the yard and add some new plants for curb appeal. The cosmetic touches can make a big difference when it comes to selling Missouri real estate.
3. Stage the house -- Staging has been proven to sell home faster and usually staging will get you a higher offer. Staging is the process of renting or buying furniture, art, and other items to make the home look lived in.
Much like dressing a stage for a theater production, you are creating an atmosphere using this furniture to place an image in the buyer's mind of what the house would look like with their furniture in it. If you don't have a lot of design experience you should hire a design consultant to stage the house for you.
4. Compare comparable listings -- Before you set the price for your Missouri real estate look at comparable properties in the neighborhood and see what they are priced at. If you price your home too high you might not get a buyer right away, but if you price the house too low you might price yourself out of a profit.
5. Clean the house -- You'd be surprised how many people forget to really clean the house thoroughly before showing it. Hire a cleaning service to come in and give it a good scrub from top to bottom before you start showing it. Nothing will entice prospective buyers like a sparkling clean, professionally staged home.
